Most people look for a property to rent in either the property to rent section of the local newspaper, on property websites or by visiting either a local estate agent or specialist letting company. Alba Management is not only an investment Landlord but Property Managers for many private Landlords. Consequently we can be a source of available rental property. It is important to remember that Alba Management normally acts for the Landlord and therefore has no contractual duty to a tenant. However, it is beneficial to both Landlord and Tenant that any tenancy entered into is a harmonious one and conducted in a professional manner.

At Alba, we can assist you in establishing how to rent a home, whether you can afford it, the type and length of tenancy most appropriate and what is required from you not only prior but during and at the end of a tenancy. Any tenancy is subject to the receipt of a satisfactory reference, the landlord’s approval and contract. A holding deposit is required to secure a property that is non-refundable in the event of an application being withdrawn by the prospective tenant. Should a landlord decline an application for tenancy, the holding deposit is fully refundable. However, the administration and referencing fee is non-refundable in all cases.

As a professional organisation complying with a stringent code of conduct, we ensure that any property available to rent is clean, in good condition and compliant with the various statutory regulations. We will also assist in:

  • Establishing your suitability as a tenant for the property by means of undertaking, in strictest confidence, references for presentation to the Landlord.
  • Creating a Standing Order Mandate with your bank to facilitate the regular payment of rent.
  • Ensuring you are familiar with the requirement of a holding deposit to secure your chosen property and the circumstances in which it may be reimbursed.
  • Acting as stakeholder with regard to the holding of your Security Deposit, in accordance with government legislation.
  • Advising of procedures for dealing with maintenance issues during the tenancy.
  • Establishing your responsibilities with regard to the cleaning of, or replacement of, any broken or damaged items during your tenancy.
  • Advising of what expenses may be incurred in setting up or during your tenancy other than the rent.
  • The reconciliation of the property inventory allowing a speedy return of your deposit at the end of your tenancy.
